Our Standard Fees & Charges

Full Management Service

Initial setup fee:
50% of the first month’s rent plus VAT. 
Monthly management fee:
12.5% plus VAT per month. 


  • Collect and remit the monthly rent received. 
  • Pursue non-payment of rent and provide advice on rent arrear actions. 
  • Deduct commissions and other works. 
  • Advise all relevant utility providers of changes. 
  • Undertake one routine visit per fixed term tenancy, or once per year (whichever is the more frequent) and notify the Landlord of the outcome. 
  • Arrange routine repairs and instruct approved contractors. 
  • Hold keys throughout the term of tenancy. 


  • Advertising on Rightmove, Zoopla and Chambers.
  • Letting Boards.
  • High end photography.
  • Floor plans.
  • Credit checks and referencing.
  • Collection of first month’s deposit and rent.
  • Landlord compliance checks and best practice review.

Tenant Introduction Only (Finder's Fee)

Minimum fee of £650 plus VAT (Total £780) per finder’s fee.

Energy Performance Certificate (EPC):
£79.95 plus VAT.
Tenant Referencing:
£39.95 plus VAT.
Negotiating addenda to tenancy agreement:
£49.95 plus VAT. 


Pre-Tenancy Clean:
Studio: £79.95 plus VAT
1 Bed: £89.95 plus VAT
2 Bed: £99.95 plus VAT
3 Bed: £109.95 plus VAT
4 Bed (+) £129.95 plus VAT
*Add an additional £50 for an oven clean. 
** Carpet clean upon request. 


Fee for processing a deposit/deposit replacement and complying with legal requirements of the Deposit Protection Service (DPS) on your behalf.
£35 plus VAT.
To respond on your behalf to your tenants deposit/deposit replacement guarantee product dispute where we provide a full management service:
£29.95 plus VAT. 
To respond on your behalf to your tenants deposit/deposit replacement guarantee product dispute where we do not provide a full management service:

Renew fixed term tenancy agreement negotiation and preparation charge:
£99.95 plus VAT.
Periodic tenancy arrangement fee:
£99.95 plus VAT. 
Fee to negotiate and process a ‘change of sharer’ to include tenancy agreement preparation (Finder’s Fee Service):

Annual statement of income and expenditure:
£99.95 plus VAT.
Quarterly tax submission for non-UK residents with no HMRC approval:
£95 plus VAT per quarter. 
Annual tax declaration for non-UK residents with HMRC approval:
£50 plus VAT.
Annual statutory Landlord rental income notification to HMRC:
£15 plus VAT.
Copy statements (each month’s statement, or part thereof) – per request:
£29.95 plus VAT.
Additional property visits, price per visit:
£49.95 plus VAT.
To obtain an estimate of works for redecoration, or refurbishment. (This will be deducted from our final fee, if you decide to proceed):

Court appearance – per day, or part thereof:

Service of Section 13 Notice (rent increase notice for a statutory periodic assured shorthold tenancy)

Service of Section 21 Notice or Notice to Quit:

Arrange a Legionella risk assessment:

Arrange a Landlord Gas Safety Certificate (LLGSC):
